What Should We Expect If We Renovate Our Home?

Our process for taking your custom home from idea to reality is unlike any other you will find. Charleston has spent years developing a highly organized approach to every aspect of the home renovation process. From consultation to design, through selections, and on to construction, no other builder has the expertise, talent or systems that we provide.

Understanding Your Needs
During this phase, we get to know more about you. Our Project Design Manager will come to your home to learn more about your lifestyle needs and your hopes for your future space. Pictures from magazines, ideas from websites, and anything else inspirational you may have available will help us understand your vision at our first meeting. We will take all the information gathered and use it to assemble an initial design concept as well as a materials plan and budget for your project. If the ideas and budget we present to you align with the direction you see your project going in, we then take a design retainer to continue working towards the final design details and layout.
Design and Selections
Once we've collected the design retainer we can expand and develop the ideas we presented to you in our first meetings. A full set of construction drawings are drawn up and all final material selections are made. From cabinetry to countertops to plumbing fixtures; we have access to many different brands to suit a number of different styles. We are there to guide you, to keep everything organized, and to coordinate all of the selections to create your ideal space. This phase will be an enjoyable process because of the guidance provided by your dedicated team at Charleston.
Contract / Permitting / Ordering
Once we have completed all drawings and material selections we will present final contracts to you. Our final contracts include the completed construction drawings, the scope of work to be completed, and a final project price. We outline every detail to guarantee that nothing is missing from the project scope. When the contract is signed and approved, Charleston will then submit for a permit with the necessary municipality and begin to order all the product we have specified for your project. We track and make sure all product arrives correctly and in a timely fashion.
Construction
Prior to your start date, Charleston will provide you with a detailed construction schedule. We also hold a pre-construction meeting to go over the key details of your project. All sub-contractors we work with are given the detailed scope of work and drawings to make sure the install is executed correctly. Your Project Design Manager will be coordinating all trades involved with your project and will be your main point of contact if any questions arise. We do our very best to assure the construction process is organized and on schedule.
Final Walk Through And Completion
Prior to job completion, we schedule a final walk-through of your renovation to ensure that the level of craftsmanship meets your expectations. Any punch list items created by the inspections team or you will be noted and corrected.

As an added piece of mind, Charleston includes a 1-year labor warranty and also honors any manufacturer material warranties.
